As property owner, you want to protect your investment, so there are things that you need to be certain. Of course, you need to see to it that your property is protected and yourself too. It is important that your tenant is of good nature and that he is not using your building as his manufacturing place for his illegal drugs, making it a den for pot sessions, or using it for illicit immoral acts of sexual nature. All of this will have an impact to you and your family and you wouldn't want to be near these kinds of people. So you do need to do your background checks.
While the internet is a vast source of information, the results you get from the net will be general and may not contain much detail when you are explicitly referring to criminal records on your background checks. You may need to have access to court records from the county, the state or even federal records in totality in order to get confirmed criminal records of the person you are checking. These information gathering may still be done online but may not be as easy as accessing a search engine website.
